The takeaway: Active inventory tightened significantly (-50 homes, -19%), but the homes still sitting are sitting longer — DOM on actives jumped 14 days in one month. The homes that are selling are selling just as fast as before (32 days), and sellers are actually netting slightly more per dollar (98% vs. 97%). Median sold price held steady at $740K. The market isn't weakening — it's separating. Priced-right homes move. Everything else accumulates.
Based on current trends and seasonal patterns, here's what to expect next month:
Active Inventory: Expect a modest uptick to 210–230 homes as late-summer listings come to market. Some of the longest-sitting actives may finally see price reductions or withdrawals, which will keep the net count in check.
Sales Volume: With 108 homes currently under contract, July closings should land in the 105–130 range — a slight dip from June's 147, consistent with typical mid-summer patterns as buyers take vacations and decision timelines stretch slightly.
Days on Market (Active): The active DOM trend is likely to push toward 70–75 days as stale inventory continues accumulating. This number will keep climbing until overpriced listings either reduce or exit the market.
Median Sold Price: Expect prices to hold in the $730,000–$750,000 range. The luxury segment ($1M+) will likely see the most activity as summer buyers with flexibility shop the motivated-seller deals highlighted above.
List-to-Close Ratio: Should hold at 97–99% for properly priced homes. The spread between well-priced and overpriced will become even more pronounced heading into August.
Bottom line for July: Buyers who act now on the long-DOM, price-reduced inventory are catching the market at peak leverage before fall demand typically picks back up in September.
Average Days on Market
The spread between active (67 days) and sold (32 days) is the market's biggest story right now. Well-priced, move-in-ready homes are still selling in about a month — but overpriced inventory is stacking up and pushing that active average higher. Buyers have more breathing room than we've seen in years.
List-to-Close Price Ratio: 98% Sellers are netting 98 cents on the dollar on average — and at the median, that number hits 99%. Homes priced correctly are still attracting strong offers. The market hasn't softened; it's just gotten more discerning.

Entry point starts in the mid-$200s for condos and townhomes, with single-family homes clustering between $580K–$850K. The luxury segment ($1M+) is where you're seeing the most negotiation room right now.
