My advice? Don't read too much into any single month's median sale price. The long-term "typical home value" trend tells a much more accurate story.

Across the Denver metro, the luxury market has actually outperformed the broader housing market this year. According to the Denver Metro Association of Realtors' June 2026 Market Trends Report, homes priced at $1 million or more represented over 14% of all Denver-area home sales through the first half of 2026, with every luxury price segment outperforming the overall market.
Cherry Creek continues to benefit from that strength. Its walkability, world-class shopping and dining, and extremely limited supply of buildable land continue to support property values even as the broader Denver market becomes more balanced.
Quite simply, there's very little land left to build on—and that scarcity has helped Cherry Creek maintain its long-term value better than many surrounding neighborhoods.
Today's buyers have more negotiating power than they did just a few years ago. Homes are spending more time on the market, price reductions are becoming more common, and you're less likely to find yourself competing against a dozen offers on every desirable property.
That said, don't mistake a balanced market for a bargain market. Cherry Creek remains one of Denver's premier neighborhoods, and well-priced, move-in-ready homes continue to sell quickly.
